Fees

Manzel acts as a real estate agency representing the property owner under a written contract. These terms apply to the purchase of a property introduced to you by Manzel.

OUR COMMISSION

Our commission is 2% from the buyer and 2% from the seller.

The price shown against this property already includes your 2%. Nothing is added to it afterwards, and the figure you see is the figure you pay. The seller's 2% is deducted from the same sale and does not affect what you pay.

Commission becomes payable only on completion of a purchase arising from an introduction made by Manzel. If no purchase completes, nothing is due from you.

WHAT ACCEPTING THIS RELEASES

On accepting, we release the full details of this property to you: the real photographs, the exact size, and the neighbourhood it sits in. The exact address and any viewing are arranged with you in person by your agent and are never posted online.

ALL COMMUNICATION THROUGH THE AGENCY

All communication regarding this property is conducted through Manzel. Deliberately using information released to you here to approach the owner directly, or to complete a purchase outside the agency in order to avoid commission, is a breach of these terms and may give rise to a claim for the commission that would have been due.

WHAT THIS IS NOT

Accepting these terms does not commit you to buying, does not reserve the property, and does not create a contract of sale. Any offer you make is an expression of interest and binds neither you nor the owner until a contract of sale is signed.

OUR FEE

Our fee on a rental is one month's rent, payable by the owner.

You pay us nothing. The rent advertised against this property is the rent you pay to the owner, and no fee, commission or charge of ours is added to it or taken out of it.

Our fee becomes payable by the owner only on completion of a tenancy arising from an introduction made by Manzel. If no tenancy is agreed, nothing is due from anyone.

The rent, the deposit, the length of the term and every other condition are matters between you and the owner, set out in the tenancy agreement you sign. These terms govern only your relationship with Manzel.
